<p>I am a licensed Professional Engineer in the state of North Carolina, and work as an engineer for a consulting firm here in Charlotte.  My family has lived in the Townes at Old Stone Crossing for nearly 5 years and I have served on the Board of Directors since May 2009 as Vice President.  In my time of service on the Board, I have made it a priority to see communication improve.  While I do not believe we are quite done with that mission, I feel communication has greatly improved and expanded.  I have played a large role in getting the HOA’s website to the point it is at now and instituting email mailing lists and utilizing Facebook to connect socially with residents.  In my time of service on the Board, we have evaluated and changed vendors where necessary to improve service, focused on delinquencies and reduced the overall amount of back-dues by 35%, seen parking improve for both appearance and safety, and commissioned a Reserve Study.  Having spent time on this Board, I understand that there is no one person to run things and that it takes an effort by everyone to get things accomplished.  I also understand the exorbitant time commitment that is necessary.  I feel the Board has improved transparency, and it is my goal if I am reelected to further progress.  I understand your home is a large investment and it is my goal to see the Board do what it can to maintain the quality of life and value of our property.</p>

<p>This is the second Portrait Homes development I have lived in.  My first being Coble Farms in Greensboro,  NC.  I am very interested in the future of the Townes and in keeping our property values, safety, appearance and upkeep a priority for all of the community’s residents.</p>

<p>I was elected to The Townes at Old Stone Crossing Board of Directors in August 2008, and I currently serve as President of our Board of Directors.  The current Board has worked hard on behalf of the Townes.  In conjunction with Hawthorne Management, we have reduced our HOA delinquencies over 35% and work continuously with homeowners to remain current on their assessments.  The current Board has instituted a maintenance and repair program that addresses homeowner’s concerns promptly and has reduced the need for maintenance call backs.  We have made the community safer by addressing and continuing to work on parking issues.  Pressure washing of the units has been completed on 50% of the units and will continue until all units are washed.  The Board has worked closely with our pool vendor ensuring a clean and safe pool and a new electronic entry system was recently installed reducing the need and added expense of security and ensures the pool is for the Townes Residents and Guests only.  The Board of Directors has recently commissioned a Reserve Study to ensure our long term property maintenance reserve account is sufficient to cover replacement costs, along with emergency repairs, that may arise over the next 30 years.  The Board has also worked closely with our new landscape company to improve the community’s landscaping.  While this Board has made significant progress, there is still more work to be done.  I hope to remain on the Board to continue to improve the community and the value each homeowner has invested in their home.</p>

<p><strong></strong>I have been on the Board of the Homeowners Association for the Townes at Old Stone Crossing for the past few months as a replacement member.  My wife, Maura, and I moved into the community in 2007.  I have attended the Homeowners Association meetings since then.  The most recently elected Board has been making a lot of improvements and working hard to keep our community a great place to live.</p>
<p>When the opportunity presented itself a few months ago, I took it and became a member of the Board.  I have had a great experience working on the Board and hope that I will have the opportunity to continue my service on the Board.  I have enjoyed the opportunity to hear the needs of the community and working with the other Board Members to improve the neighborhood.  Through my job I handle customer calls and have to work through problems to reach a solution, this experience helps with the handling of issues brought up in the community.  At work I also review contracts with my customers, this helps when we meet with vendors and are working through their contracts for business.  I want to put my skills learned at work to use to make The Townes at Old Stone Crossing a community you are proud to call home.</p>
